How do I qualify for a 3% tax cap for rental property?
Each rental unit on the parcel must be rented for equal to or less than the HUD median market rent, less utilities. All units must qualify.


HUD Median Market Rents in Churchill County for the current tax year are listed on the Department of Taxation website at the link below (Maximum rent allowed for each type of unit according to the number of bedrooms).

The updated U.S. Housing and Urban Development (HUD) amounts are available in April or May annually.
